Lots That Take Trucks, Plows and Spring Melt
Commercial parking lots need more asphalt and more planning than a driveway. Delivery trucks, garbage trucks and plow blades all hit the same lot, and in Cheyenne the heaviest snow usually comes in March and April, just as the ground is thawing and the base is at its weakest. We build new lots, rebuild failed areas, and overlay lots whose base is still sound for retail, offices, churches, apartments, HOAs and industrial sites.
Pavement thickness
HomeGuide recommends 4 inches or more of asphalt for commercial and heavy-use lots. Truck routes, dumpster pads and loading areas may need more, or a concrete pad where trucks stand. HomeAdvisor lists commercial asphalt lots at $2 to $4.50 per square foot overall, with a standard stall about 9 by 18 feet.
Snow storage and drainage
Where plows push snow matters. A pile at the low corner of a lot melts across the pavement every sunny day and refreezes every night, which breaks down the surface around it. We look at where snow goes and where meltwater exits, and we grade toward inlets or curb openings so water leaves the lot.
Rebuild, overlay or patch
HomeAdvisor says lots typically need repaving every 15 to 20 years, and that deep cracks must be repaired before any overlay. If most of a lot is sound, we cut out and rebuild the failed areas, seal cracks and overlay. If the base has failed across large areas, reconstruction is the better investment. We map the lot and show you which areas are which.
Keeping the business open
We divide the work into phases so an entrance and part of the parking stay open, and we schedule around your hours where possible. In late July, Cheyenne Frontier Days brings nearly 200,000 visitors over ten days; lots serving those crowds are best paved and striped well ahead of it.
Accessible parking
Restriping a lot triggers the 2010 ADA Standards, according to the Department of Justice. Lots with 1 to 25 spaces need one accessible space, 26 to 50 need two, and 51 to 75 need three, with one of every six accessible spaces van-accessible. We lay out the stalls, aisles and signs to those rules.
Long-term care
A new lot lasts longer with crack sealing every year or two and a sealcoat every few years. HomeAdvisor lists commercial sealcoating at $0.15 to $0.30 per square foot. We can quote paving and a maintenance plan together.

Commercial Parking Lots Questions
What does a commercial lot cost per stall?
HomeAdvisor lists about $400 to $1,130 per parking space, or $2 to $4.50 per square foot overall.
How often does a lot need repaving?
HomeAdvisor says typically every 15 to 20 years, with crack sealing and sealcoating in between to reach the long end.
Can you work around Frontier Days?
Yes. We recommend paving and striping lots that serve July crowds in late spring or early summer.
How many accessible stalls do I need?
Under the 2010 ADA Standards: one for 1 to 25 spaces, two for 26 to 50, three for 51 to 75, with one in six van-accessible.
Should a dumpster area be asphalt or concrete?
Concrete pads usually hold up better where garbage trucks set down and lift dumpsters, because the load is concentrated. The rest of the lot can be asphalt.
